Listing Your Home or Land for Sale

THIS IS NOT AN AGREEMENT, it is only an INFORMATION sheet, but is required by Texas law, to be provided to buyers and sellers. Now that we are past the legal notification, let’s get started!
Who Are the Home Owners?
Are you the owner? I will need the full legal names, as shown on the deed AND the signatures of all owners for the listing agreement.
Preview of Home For Sale, Discuss Marketing Plan and The Listing Agreement
Call and make an appointment so I can meet you at the property. We will go over any features that make your home or land unique, and talk about any cleanup or repairs that may be needed before the property is ready to show. You can also price the property to sell “As Is”. Once I see the home or land, the surrounding properties, and the features, I can show you comparable sales in the area.
Feel free at this time to ask about how your property will be marketed.
What’s NOT For Sale
Don’t forget to show me items that you do NOT plan to sell, that buyers may ask about. For example, if there is a chandelier, draperies, or even a deer feeder and/or a hunting blind, that you do not plan to leave with the property, please let me know.
Setting the Price
Once you have reviewed the recent sales, it’s up to the owner, to set the asking price.
If you have used an “Instant Home Valuation Tool” off the internet, disregard that information.
It is very inaccurate for all of Texas, but especially for a market like Fredericksburg. As your real estate agent, I can suggest a range of prices, but the final decision is up to the property owner.
Review and Sign Listing Agreement
We will also go over the listing agreement to set the terms, including the asking price and length of the listing.
I will need a key and any gate or alarm codes. Will the home be occupied? Are there pets or livestock to be contained? Any special showing instructions? Are there any neighbors, housekeepers, grazing or hunting tenants who need to be aware the property is being shown?
If you have any other documentation, such as past surveys, deed restrictions, leases, well logs, etc. pertaining to this property please bring those to the listing appointment, if possible.
Seller’s Disclosure Form
You will also need to fill out the Seller’s Disclosure regarding the condition of the home for sale. This doesn’t mean everything has to be new and perfect. It’s okay to say what doesn’t work, what needs repair, or has been recently repaired or replaced.
