Very few commercial properties are available along Main Street each year. There is some new development both in the city limits and lots of new tracts of land coming available in the east of town where the majority of the wineries, vineyards and tasting rooms are located.

Many times the land for sale is not listed in any MLS. It’s a hot market in Fredericksburg, especially for retail, restaurant, winery, or lodging space. If you are not working with a local agent, such as myself, Melanie Lehmberg, you are not going to see everything that is available.

Zoning, City Codes, and Permitting
If your business plan means finding property in the shopping district along Main Street’s “Magic Mile”, you will also need to understand our local ordinances and zoning regarding what type of businesses are allowed.
Anywhere in the city limits, the city will also want to have input before permitting a new building to make sure it fits with the “look” of Fredericksburg.
When you move outside the city limits, there are other regulations that are enforced by the county. In some cases, you may choose a location in the ETJ (Extra Territorial Jurisdiction), in which the county and city will want to know your plans for the property.

Doing business in Fredericksburg isn’t unreasonable, but many people come here with the misunderstanding that a small town doesn’t have or doesn’t enforce it’s rules and regulations. If you look around town, you can see that the city does a great job of preserving our small town German heritage along Main Street.
