Beginning Your Search for Ranch Land
When you begin your search for real estate in the Texas Hill Country, the internet is a great place to start. You can quickly look at many different sites that show all sorts of properties for sale, and see lots of photos of different listings for ranches and land.
Outdated Real Estate Listings for Land and Ranches For Sale
You may be surprised, and frustrated, to find some websites are still showing ranches as “for sale” that have long since sold in their ads. If the website is simply online advertising, it’s not uncommon. Another source of confusion, is when you see the same photos and listing description, but different listing brokers.
Some of these online “magazine” type websites, are more about selling ads with pretty pictures than accurate listings. In short, they are not in the real estate business, just in the the business of selling advertising.
Where to Find the Most Area Listings, Updated Daily!
When you view a website like mine, www.fredericksburgtexasproperties.com, it is updated daily directly from our area Multiple Listing Service. While you won’t see every property for sale, you will see all those currently listed with our local Multiple Listing Service.
There will always be a few properties listed with out of area brokers, who don’t use the area MLS, or some ranches that are For Sale By Owner. As a local real estate broker, I usually know about those tracts of land too.
Working With A Local Real Estate Agent
Once you decide you are ready to buy ranch land, what your budget will be, and what type of place you would like to buy, it’s time to meet a real estate agent, like myself. Together, we can review your “wish list” for the type of ranch land you would like to purchase, and we can sort through the listings you have seen online, to see which ones are still available for sale. I can also suggest some places you may not have already seen in your search or ranches that I know may be listed soon.
