For home owners and home buyers, I have a new web page, www.carriagehillshomes.com.

What You Will Find

Here you can see Market Reports and the current homes for sale in the Carriage Hills subdivision in Fredericksburg, Texas. It is a quick place to find my brief overview of the neighborhood market and the listings are updated daily directly from our Central Hill Country Board of Realtors MLS.

Of course, I do more in depth “homework” on recent sales, days on market, etc, but I don’t publish this information online. I prefer to create a fresh, updated report for each of my buyer and seller clients.

Don’t Just Search the Big Name Websites

Sure you could search Zillow or Trulia, but while their presentation of listings is quite attractive, the information is often incomplete or down right misleading. I am thinking of those silly “Zestimate® ” estimates here.

The Problem

Did you know that Zillow has ZERO sales price information on which to base a “Zestimate®” estimate ? Texas is a non-disclosure state when it comes to sales price. So the data feed that Zillow, Trulia, or any other big national portal receives is listing information ONLY. They never know the true sales prices, so they have to guess. That’s it, they guess!

Those guesses are based on data, such as square feet, year built etc, and no computer model will ever be able to predict all the factors, such as condition, location, or improvements, that go into a home’s value.

Also, individual agents and brokers can choose to send or not send their companies listings to the big name websites, so you could be missing out on seeing homes for sale by trusting what you see on these sites!

You Need A Local Real Estate Agent

This is where a local real estate agent, such as myself, can give our sellers or buyer clients the information they need. We DO have the information on recent sales that is ONLY available to licensed real estate professionals who are members of our local Board of Realtors.
